Windows and Doors
Refinish the exterior wood doors and window frames
Every 2 years, in June.
What to do
Sand back what has failed and recoat, on a dry stretch with a few dry days behind it.
Why it matters
An exterior wood frame is the one part of the envelope whose coating is the whole of its protection. Once the finish is gone the wood is a sponge held in place by the wall around it, and replacing a rotted frame costs many times what recoating it does.
What to look for
- Paint or stain cracked, chalky or peeling, worst on the south and west faces
- Bare or grey wood anywhere, which is wood already taking water
- Soft wood at the bottom of a frame or the foot of a door — press it with a thumbnail
- Sealant failed between the frame and the cladding
- A sill that has lost its slope or holds water after rain
Where this comes from
Travelers Canada New Home Maintenance Manual, Appendix G, "Check/refinish wood doors & windows" (section 6.9). Every two years rather than annually: a sound coating does not need touching yearly, and the look_for list is what decides whether this year is the year. June for dry weather.
Catch it while it’s still maintenance.
