The builder fills it once
At handover, every system in the house goes on the record: what it is, who installed it, the model and serial off the nameplate, and the date the warranty starts counting from.

The house keeps its own schedule
Filters, anodes, detectors, eavestroughs. The record knows what each one needs and how often, and says so before it is late rather than after.

It goes with the address
Sell the house and the history transfers intact. The next owner inherits a record of what was installed and what was serviced — not a drawer of manuals and a phone number for the last guy.

Warranty windows that count themselves
Alberta runs 1/2/5/10 under the New Home Buyer Protection Act, with the optional seven-year envelope. The record counts from the date on the file and flags a window before it closes.
