Plumbing
Recaulk the tub and shower
Every year, in April.
What to do
Cut out any caulking that has pulled away from the joint and lay a fresh bead.
Why it matters
Water that gets behind an enclosure has nowhere to go and nothing to dry it. Habitat calls unsealed gaps a cause of serious damage to adjacent materials.
What to look for
- A gap or split where the tub meets the tile or the surround meets the wall
- Caulking that has gone hard and lost its grip at one edge
- Black staining in the bead, which means water is already behind it
- Soft or spongy flooring at the base of the tub
Where this comes from
Habitat Studio p.23 and p.30; CMHC CE 47 lists it in winter.
Catch it while it’s still maintenance.
