Inspect the deck membrane for cracking or delamination

Twice a year, in May.

What to do

Get down and look closely at the whole surface, particularly the seams and the edges.

Why it matters

This membrane is the roof of whatever is below the deck. Habitat is unusually direct: defects "must be dealt with immediately to avoid any warranty default".

What to look for

  • Cracking, peeling or bubbling anywhere in the surface
  • Punctures — a dropped tool or a chair leg is enough
  • Seams or edges lifting away from the substrate
  • Staining on the ceiling of whatever is underneath, which means it is already through

Where this comes from

Habitat Studio p.15 requires monthly inspection. Twice a year is what we nudge; the manual's figure is the one that governs your warranty, so read this before deciding.

Catch it while it’s still maintenance.

Domisura keeps this schedule for your house — dated to when things went in, and reminding you when each task comes round. The record stays with the address when you sell.
