What to do
Kill the power or gas first, run a hose from the drain valve to a floor drain, and let it empty by gravity before refilling.
Why it matters
Sediment on the bottom insulates the burner from the water, so the tank runs longer for the same heat and wears out sooner. Life expectancy is eight to twelve years and this is most of what decides where in that range.
