Roof
Check the roof, eaves and flashings
Every year, in May.
What to do
Look at the whole roof from the ground with binoculars. There is no reason to be on it.
Why it matters
A roof leak is cheap to fix from outside and expensive once it has been inside a wall for a season. The building envelope is under warranty for seven years on this house, and neglect voids it.
What to look for
- Shingles lifted, curled, cracked or missing, especially after a windstorm
- Bare patches where the granules have washed off
- Flashing at the chimney, valleys and roof joints — cracks, lifting, or failed sealant
- Any sag or dip in the roof line, which is a structural question rather than a roofing one
- Vents and boots around plumbing stacks, where the rubber perishes first
Where this comes from
Habitat Studio p.15 and p.16, and CMHC CE 47, which specifically suggests binoculars from the ground. Both list spring and fall; annual in May is what gets done.
Catch it while it’s still maintenance.
