Check the masonry mortar joints and weep holes

Every 2 years, in June.

What to do

Look along the brickwork, and check the small gaps in the bottom course are open.

Why it matters

Neither brick nor mortar is waterproof. The cavity behind drains through the weep holes, and blocking them traps water in the wall.

What to look for

  • Cracks in the mortar joints wider than hairline
  • Mortar that crumbles when you scrape it
  • Weep holes at the bottom course blocked by soil, mulch or paint
  • White efflorescence recurring in one spot, which points at a specific water source such as a leaking gutter

Where this comes from

Habitat Studio p.13. The weep holes are the part people landscape over without realising what they are.

Catch it while it’s still maintenance.
