Envelope
Check the exterior caulking and recaulk
Every year, in August.
What to do
Walk the outside of the house and look at every joint between two different materials.
Why it matters
Caulking is the first thing keeping water out of the wall assembly, and it takes all the stress of the building moving. The envelope is under warranty for seven years here and neglect excludes a claim.
What to look for
- Cracked, split or shrunken beads, especially on south and west walls
- Caulking that has pulled cleanly away from one side of the joint
- Gaps where cladding meets trim, brick, or a window frame
- Around every penetration — taps, vents, light fixtures, the electrical mast
- Anything chalky or hard, which has stopped moving with the building
Where this comes from
Habitat Studio p.13 — "requires examination annually before the wet weather arrives". August, because caulk needs above 5 degrees to cure, which rules out a spring pass in Alberta.
Catch it while it’s still maintenance.
